A two-bedroom duplex penthouse at The Ebony will be on the block at SRI’s upcoming auction on Jan 28. The fifth-floor unit spans 1,152 sq ft and carries a guide price of $1.6 million, which translates to $1,389 psf.
Offered as a mortgagee sale, this is the first time the property is being auctioned, says Mok Sze Sze, managing partner of SRI Auction. She adds that the property is expected to draw interest from both owner-occupiers and investors.
The duplex unit features a living and dining area, a kitchen, a bedroom and a bathroom on the lower floor. The upper floor features the en suite master bedroom, which opens up to a private roof garden and pool. Based on URA caveats, the penthouse unit last changed hands for $1.09 million ($946 psf) in February 2017.
The Ebony is a freehold condo located along Lorong Marican in the Kembangan area of District 14. Completed in 2016, it features a single five-storey residential block housing 32 units. The development offers a mix of one- and two-bedroom units, as well as six duplex penthouse units.
The Ebony is within close proximity to Kembangan MRT Station and Eunos MRT Station on the East-West Line. Lifestyle hubs such as Parkway Parade, Bedok Mall, PLQ Mall, Singapore Post Centre, and i12 Katong are a short drive away. The condo is also close to the Siglap Park Connector, which provides links to Bedok Reservoir and East Coast Park.
Schools within a 2km radius of the development include CHIJ (Katong) Primary, Maha Bodhi School, Ngee Ann Primary School, Tanjong Katong Primary School, and Tao Nan School.
Based on lodged caveats, the most recent transaction at the development occurred in December 2024 with the sale of a 334 sq ft, one-bedroom unit for $640,000 ($1,918 psf).
Before that, The Ebony saw two transactions in 2023: a 689 sq ft, one-bedroom unit which sold for $888,000 ($1,289 psf) on June 23 and a 366 sq ft unit that changed hands for $628,000 ($1,716 psf) on May 18.
